Job Description

Administer and oversee the owned Medical Office Building (MOB) portfolio: Develop and implement lease strategies to optimize financial and operating performance, Negotiate and complete all leases for approval within the framework of the Scripps MOB Leasing program, Assess current market conditions and update the Master Lease and MOB Leasing program, including rent rates, as to remain competitive, Oversee the annual budgeting, Common Area Maintenance (CAM) reconciliation and monthly financial reporting for all properties,Direct lease administration duties, tenant relations, and Supervise property managers, building engineers and accounting staff. Direct the activities of the real estate broker to: Negotiate and complete outside leases, Review & correct administrative documents of leases, i.e., estopple certificates; and Handle lease administrative duties of the Outside Lease portfolio. Manage Philanthropy of Real Estate Gifts: Support Foundation in securing potential philanthropic gifts of real estate, and oversees selling of gift properties, using outside brokers when applicable. Direct Property Purchases and Sales: Support executive management in property due diligence, purchase and sales transaction, in collaboration with outside brokerage services. Administer property taxes: Oversee the timely payment of property taxes. Assess opportunities to reduce tax liabilities through filings of exemption and appeals of property values, as appropriate.

Job Requirements

Required Education/Experience/Specialized Skills: Bachelors degree plus 5 years of commercial property and lease contracting experience in medical office property management. In lieu of a Bachelors degree, 7 years of equivalent experience. An understanding of the rapidly changing health care industry with the ability to adapt progressively to change. Demonstrated highly developed analytical ability to understand the complex financial activities of Scripps.
 
Required Certification/Registration: Real Estate Broker License.

Preferred Education/Experience/Specialized Skills/Certification: Masters degree. Certified Property Manager.  Previous healthcare experience highly preferred.
